Empty Nesters Are Falling In Love with Orchard Trail Community

In the wake of the pandemic, as a huge portion of the country began working, learning and entertaining them-selves from home, people everywhere began to realize just how important it is to own a quality home.

“Now, more than ever, people are spending more time at home, so they want to be sure they are comfortable,” says Michael Hines, co-agent and co-founder of the Build Collective team of Coldwell Banker West Shell. Two years ago, he, along with Luke Luther of Keller Williams, began collaborating with Brad Olinger, owner and president of Sterling Homes, and the developer, Graeme Daley, to help with sales and marketing of a lovely lifestyle community in Montgomery called Orchard Trail.

While these are not the big estate or city homes that Sterling Homes is known for, Olinger saw an opportunity to build lifestyle homes in the beautiful Montgomery area.

“The community is great. The opportunity was great. It’s still in the city limits and close to everything,” says Olinger.

According to Hines, the majority of those buying in the community are relocating from the house they raised their family in to this location that has so much to offer, including a wonderful small-town community feel, acces-sibility to top-notch schools and hospitals, and it’s within walking distance to shopping and dining.

“You can go pretty much anywhere you want without getting into a car,” says Hines.

These cozy two- and three-bedroom homes are ideal for empty nesters looking for one-floor access living as they can walk straight out the front or back of their home without having to navigate steps. The homes offer an open concept with a large master bedroom, laundry room, and study all on the main floor.

“Everything can be done on the first floor and you still have room in the basement to finish out two or three bedrooms and a nice media hangout room/bar for when family is in town,” says Olinger. “We haven’t seen a product like this done to this level in this area.”

The Orchard Trail community, with homes priced from $750,000, is surrounded by a buffering tree line, has two community pocket parks, and access to trails and local parks. With 29 home sites in all, more than half are already sold.

“It’s a hub of activity,” says Hines, noting that what Olinger has done is truly unique.

“We have so many empty nesters looking for good quality products that offer a little bit of privacy, not a lot of maintenance, and are focused on quality living,” says Hines. “That’s where Orchard Trail filled a void in the area. Brad has developed the right amount of space and flow in these houses, mixed with a selection opportunity that doesn’t paralyze buyers.”

They have found that there are, typically, two categories of buyers. The first wants something right away while the other wants to design the plan themselves. Olinger can accommodate both.

“It’s a win-win for everyone,” says Hines. “The product is there. The design packages are there. The integrity of the neighborhood has already been set as there has been equity of sales well over a million dollars in the community. So, you’re able to build a high-quality house and have quite a few options in lots from which to pick, whether that’s a flat lot, walkout lot or anything in between.”
